Ghaziabad: The Uttar Pradesh government has finally approved the Ghaziabad Master Plan 2031, after seven years of planning, revisions, and four separate attempts. This approval gives the city a new direction for planned growth and strengthens its position in the Delhi-NCR region.


Master Plan 2031: A Comprehensive Approach

The Master Plan integrates Ghaziabad, Loni, and Modinagar/Muradnagar areas, covering approximately 33,543 hectares. It includes zones for residential, commercial, industrial, transport, and recreational development.

A major focus is on Transit-Oriented Development (TOD), with 4,261.43 hectares earmarked around the RRTS corridor and 636.61 hectares near metro corridors as TOD zones. This approach aims to improve connectivity, reduce traffic congestion, and promote sustainable urban development.


Population Growth and Development Strategy

Ghaziabad’s population was around 3.1 million in 2021, projected to rise to 6.4 million by 2031. To manage this growth, the plan promotes vertical development (high-rise buildings), industrial clusters, and Special Development Areas (SDA). This ensures optimal land use and generates more employment opportunities.

Challenges with Unplanned Land Use

Despite the positives, the plan identifies 1,391 hectares (about 4% of the city’s total area) as non-conforming or unplanned land. This could lead to unauthorized colonies if not strictly monitored, posing challenges for planned urban growth.
